A development of 150 apartments along the banks of the Grand Union Canal in Limehouse. J&P adopted a braced insitu rc flat slab frame for the superstructure. Flat slabs maximise flexibility for services and internal partitions yet minimise storey heights, construction times and costs. Blade columns and walls are located within partition zones to minimise their impact.
Located on the site of the old Limehouse Link railway viaduct, an extensive enabling works project was required to clear the site including removal of a bridge over the road and canal and demolition of numerous brick railway arches. Stabilisation works were designed to maintain the buttress of the listed railway bridge which spans Commercial Road. Value engineering exercises resulted in two forms of foundations for the 120 metre long Canalside Block. The lower, southern section is supported on a deep raft foundation. The higher northern section is supported on piles which transfer the loads through sections of deep made ground. A movement joint maintains structural independence of the two sections throughout the height of the building.
