An 8 storey building near The City, providing 84 luxury apartments, ground floor retail space and a basement incorporating a 'state of the art' fully automated car parking system. J&P provided the structural design and all the below ground drainage. To maximise flexibility for services and internal partitioning, floors are of flat slab construction with no edge beams. Vehicle access from the ground floor to the basement is via two large lifts.

Reinforced concrete cantilevered balconies were introduced at each floor level, the spans of which increase floor by floor. At the front of the building a large steel 'dome like' roof above the balconies is made up of eight space trusses and is elegantly supported on three slender truss-like columns, which in turn are supported on the balcony edges. In contrast, at the rear, a smaller dome has been designed above a single cantilever balcony. 7th and 8th floor apartments are of steel frame construction, the penthouse having a profiled metal deck roof and vertical metal cladding.
