Hartfields Extra Care Village

These 242 apartments and cottages in Hartlepool are to provide independent living accommodation for older people with the peace of mind provided by on-site care staff. A restaurant, health centre, hydro pool and shopping ‘street’ add to the village environment. Jenkins & Potter’s appointment with Castleoak Care Partnerships is one of many for the same client. Partnering principles have been applied between the design and construct team and the ultimate client.

The 4 close-care apartment blocks and 28 cottages are timber-framed and are heated by a CHP system fed by a central boiler. Road and drainage design incorporates interceptors to prevent oil contamination at run-off. High insulation values and solar and photovoltaic panels further reduce the buildings’ energy requirements. Foundation and ground slab design varies across the five acre site, from ground bearing slabs to beam and block. Careful detailing is required to incorporate three storey atrium and balcony structures within the timber-framed buildings.
